Yes, find one that specializes in small business property...it IS a different animal than residential. I have been in residential real estate for a very long time, but no way would I assist a client in the purchase/lease of a commercial property...the contracts are very complex and are far more flexible than with residential property. That is why you need to find someone that deals with it every day.

I receive these official looking announcements in the mail that if I don't purchase I may "be fined." And I've had some sales persons trying to insisit that I have certain postings or else I may get fined. Is this true? And if so where can I get a list of the needed postings? (I imagine these may include " employees must wash hands afetr usuing the restroom).

Yes, there are certain things that need to be displayed, but it varies from city to city, etc. Check you're state's website and look for the BUSINESS link. Also, check the county clerk's office at the courthouse.

nightclub/restaurant in orlando.. the retaurants food business is not great.i need a way to allow smoking in the facility due to the nightclub,very inconvienient to have 20-30 nightclub patrons in front of the establishment smoking.restaurant closes by 7pm club starts around 10pm.is there a way i can obtain a license/permit that will allow this legally?or is it ok as is?or what do i need to do??and please be as specific as possible. thnx in adv.

Try posting your ad on CraigsList - http://www.craigslist.org/ you may find some folks willing to work on commission-only basis. I should warn you, however, that you will probably not find "expert" salespeople willing to work that way... especially for a start-up. Your other option is to hire college kids looking to earn some cash in their free time. They may be less dependent on a steady income stream and be therefore more willing to work for commissions.
