I had agreed to take over his truck...per his request...He gifted and we had the title transfered to me ....( because he has no Drivers License and could not legalize his truck so it could be used to get around I agree to drive him around and I legalized his truck...ins..registration..inspection.. It is in my name now) Now he wants that truck titled back to him...Can I tell him he has to sign a Note and the e-mail does not make me feel comfortable enough..Then I will gift and sign the title over to him? Can I use that truck as collateral? **this was my prior questions Is an e-mail legal documentation ? Boyfriend agree in e-mail on amt he owes me..good enough?? I lent my boyfriend 20k. how can I protect myself now? ..he said his means of paying me back is an inheritance that is coming after the sale of his deceased fathers commercial property sells. What can I do now ?What kind of terms should I have put in the Note ? Do I mention he is to pay me once he recieve the inheritance.

I'm looking at buying a particular property as an investment. It has a decent gross rental return (6%) but has been on the market for 6 months and has not risen in value over the last 5 yrs (as stated by the real estate agent). It is close to the town centre of a growing town, and has a very steep driveway. It is 10 years old. I intend to get a soil inspection to ensure the ground is ok, as the house is on a high. Should I make an offer, say 5% less than the asking price? Why wouldnt the property increase in value when all other properties in the area have? The asking price is 235,000, rental income is 270 a week. The current tenants have been in there for 5 years and are happy to stay longer. It is through a commercial realtor. I probably wont use a property manager as it is low maintenance and there are existing tenants. It is a quiet street, which isn?t far walk from town centre. I will get a building inspection

the good thing about doing this is you get to make money w/o paying taxes...legally! every year you will depreciate this property as much as allowed, then when you run out of depreciation...find somebody who has a similar property and simply swap titles! start depreciating all over again takeing care of the taxes on a annual basis! and...best part is that it is totally legal!!!

We're considering buying a restaurant- the guy selling it is selling the building only;anything left inside is a bonus. However, this is a major investment and we want the building looked over to see what kind of investment we're looking into to fix the place up. I was under the understanding that in buying a commercial property, you have the right to bring in someone to look it over informally for you BEFORE you make an offer. The real estate agent is saying no we don't, but then she works mainly with residential - very few commercial. Owner has denied others doing this. The property is in Colorado - is this acceptable to have an informal inspection? Is it suspect if the owner is refusing to allow this? If we make an offer and then have it inspected and find it to be a money sinkhole, can we withdraw the offer without any financial cost to us?

In your offer, I would give yourself a minimimal of 20 day's to complete any and all inspections, that you desire. The could include the health department, a professional inspection by a contractor, city officials and contractors to estimate cost. This is reasoable and you making a major investment and have the potential to be a long term tenant to the landlord. Perhaps you can bring the agents broker into the picture to review etc. Be sure to look at past utilities. Good Luck

Most carriers have their own loss control guys. The ones that hire it out, usually use independent claims adjusting firms.

I am hooked on HGTV's show "ReZoned", and have started browsing commercial and unconventional properties like old schools, churches, etc. on eBay and other real estate listings. It seems that the price per square foot bang for the buck is amazing. Has anyone ever done something like this? What were your biggest hurdles? What should I avoid/look for? Please don't suggest obvious things like inspections, I know the usual stuff already. I'm looking for truly personal experiences. Thanks! I'm not asking about the zoning stuff, I'm asking about the actual renovation. Assume for the sake of my question that I already have all zoning issues resolved.

My brother made 3 900 sq. ft apts. on the 3rd floor above his real estate office .You will need to make sure to find all of the turn off switches for water, power and gas. Some old buildings have had many owners who did their own remodels and there can be more than one turn off place. It can be dangerous.Try to use as much of the buildings personality and not tear it all apart. My bro left the exposed brick walls,cleaned them and sprayed a sealer over them. It is very nice. He also kept the oak floors and sanded and varnished them.He built most of the furniture also and it looks homey but renters can still put their own touches to them. Best wishes!
