I am a Mortgage Advisor in the State of NJ, I began My career working with people with troubled credit. I too, would advise against a credit counseling company, not only do lenders frown on that kind of thing, but more often than not, they could actually wind up doing more damage to your credit. Most people feel they have bad credit because of whatever circumstance, the fact of the matter is that it's usually not as bad as you might think. Why do you feel you have bad credit? Is it because of a low score? Have you had late payments on your credit cards? Your mortgage? Depending on the scenario, (no mortgage delinquencies, low credit score) you may still be qualified for an FHA loan and still get a rate normally reserved for perfect credit candidates. If you do have mortgage delinquencies, you will still be able to get qualified for a loan with less than perfect credit, sure, the rates won't be great but if the loan is able to clean up whatever bad credit you have and save you a few dollars a month in the meantime, wouldn't you agree that it's a smart move? In a "bad credit" situation like this, you will probably be limited as to how much of your equity you can borrow but remember, this is just a short term loan and not something you will have to keep for long. The best way to "get a home loan with bad credit" is to start speaking with lenders, get some feelers out there and see what you qualify for, Don't buy into the automated quotes you get on sites like LendingTree.com because they are never accurate and they open you up to a barrage of phone calls from various brokers/lenders for weeks to come. You can do everything credit repair companies charge you for yourself, you just need to know where to look for ideas. A good place to start is www.creditboards.com/forums, there is an entire community there filled with people in your same position. Credit repair companies charge you an arm and a leg for something you can do yourself, not to mention the fact you even used one gets put on your credit report...

They can help but you can do a great deal yourself. Annualcreditreport.com is a free site where you can get your credit report. They have information there on how to dispute incorrect items, if any. Credit repair is different from a credit counseling service or consolidation service as described in another posting.

I've been trying to improve my credit score, I need to get a loan, and I've heard that the "rapid rescore" thing they offer is basically just disputing a bunch of entries at once, so they can approve you while the entries aren't listed, and afterwards they just come back verified and it's even worse than before. I tried disputing a few things myself, one wasn't even in my name, but it came back verified anyway O_o. I've seen plenty of advertisements for credit repair companies, but I've also heard plenty of horror stories about em (I work at a bank, go figure -_-). Does anyone have any past experience with companies around the bay area?

Credit repair companies are a scam. If you go to the Federal Trade Commissions web site at http://www.ftc.gov they have a bunch of info about it. Everything that the repair company can do, you can do yourself. It simply involves writing letters and disputing entries on your report. Note that if the entry is "true and accurate" there may be no legal way to get it removed. The FTC site also gives you some hints on credit repair.
